- Current large single-family zoned properties could be turned into duplexes, triplexes, townhomes, and individual cluster homes (multiple primary units on one lot).
- Accessory Dwelling Units (ADUs) are allowed under current zoning laws and will continue to be allowed with the new zoning.
- Only minimum parking requirements
- Will adversely affect Lakewood's older, historic, rural neighborhoods.

The Promise of Affordable Housing will NOT Happen
New construction (and existing residential units) within the city of Lakewood is anything BUT affordable. We will update with recent data ASAP.

No Existing Storm Drainage
Current drainage issues throughout Lakewood will become worse when there are multiple families living in the same space formerly zoned for a single-family.

Loss of the Mature Tree Canopy
Mature properties with larger lot sizes within Lakewood, which will be targeted for high-density housing, have the most mature tree canopies within all of Lakewood.

Loss of Neighborhood Character
Current properties in and around Morse Park and Eiberhood were planned well with wide streets that allow traffic to flow while vehicles are parked on either side. As we've seen in new neighborhoods as well as those that have become high density, streets narrow while the amount of traffic increases.
Many folks who choose Lakewood as their home do so because of the rural nature of its existing properties. They want the space to raise their families and often choose to remodel instead of demolish because the structure of the homes here have "good bones."

Legacy Loss for Future Generations
Lakewood has seen multiple generations of Coloradans live within its boundries, raise families, and call the city home for many years. That legacy will be lost.
